Our role and independence

What 724 documents — and what your team decides

724 Builder provides independent field information for construction-related decisions. We document observable conditions; your organization determines what those findings mean.

What does 724 Builder do?
724 Builder provides independent, construction-focused field documentation. During an authorized site visit, we record the work, materials, project conditions, and other relevant details observable at the site. For Draw Inspections, we compare the current request with those observable conditions. For Site Observation Reports, we provide a dated record of current conditions without a draw request behind it.
Does 724 Builder approve funding, claims, or other project decisions?
No. We do not approve draws, hold funds, make lending decisions, interpret insurance coverage, determine claim outcomes, or direct construction. We provide the field record; your lender, insurer, management partner, or other authorized team determines the appropriate next step.
Who can engage 724 Builder?
We work with lenders, credit unions, private and hard money lenders, insurers, management partners, and other authorized business clients that need an independent field record. We are not engaged by the borrower, buyer, seller, owner, general contractor, or another direct project participant.
Do you certify work quality, code compliance, plans, or safety?
No. 724 Builder is not acting as a licensed engineer, architect, general contractor, code inspector, or formal safety inspector. If a condition is observable and relevant to the assignment, we may document it for your team’s awareness, but we do not certify compliance, workmanship, plans, specifications, or job-site safety.

Draw request or current site conditions?

The right service depends on whether your team needs a comparison against a specific payment request or an independent record of the site as it exists today.

What is the difference between a Draw Inspection and a Site Observation Report?

A Draw Inspection is tied to a current payment request. We compare the requested line items, supporting documents, work, materials, and project conditions observable during the visit, then identify anything that does not reconcile or cannot be independently verified.

A Site Observation Report is not tied to a draw request, payment application, or schedule of values. It provides a factual, dated record of current project conditions for a lender, insurer, management partner, or other authorized client.

What documents are used for a Draw Inspection?
When available, we work from the current pay application, Schedule of Values, AIA G702/G703, project budget, spreadsheet, or another lender-approved format. The format may vary from project to project; the important part is having a clear request to compare against observable site conditions.
What happens if requested work or materials cannot be observed?
We identify the relevant item and document what could not be located, observed, or independently verified during the authorized visit. We do not argue with the contractor or tell your team whether to release funds. Your organization receives the information needed to evaluate the discrepancy.
Can a Site Observation Report be ordered on a recurring or unannounced basis?
Yes. Site Observation Reports can be requested before construction, during active work, at a recurring cadence, or whenever your team needs an updated record of current conditions. The timing is determined by your organization and the authorized-access requirements of the project.

How quickly are reports delivered?
Draw Inspection reports are typically delivered within 72 hours once authorized site access is coordinated. A 48-hour rush option may be available when timing requires it. Site Observation Reports are typically delivered within 96 hours, with a possible 72-hour rush option when confirmed before the assignment begins.
What happens if access to the site cannot be arranged?
We coordinate with the authorized project contact before the visit. We do not enter private property without authorization. If access is limited or unavailable, we document the limits of the visit and discuss the appropriate next step with your team.
What can our team see in Axiom?
Axiom keeps project requests, assignment status, source documents, written reports, photographs, messages, notes, and prior activity organized in one project record. Your team can review the field record online and export a PDF when your own file requires one.
Can our team manage follow-up items in Axiom?
Yes. Authorized users can add internal notes, document a resolution, communicate with 724 Builder about a project, and request that a specific item be revisited on a later Draw Inspection. Your team’s follow-up stays connected to the original field record without changing 724 Builder’s independent observations.

Do you work on residential projects?
Our primary focus is commercial construction and multifamily projects with five or more units. We may also support lenders and other authorized clients that need a consistent reporting process across a substantial residential construction portfolio.
How is pricing determined?
Each assignment is quoted around the service needed, project scale, location, access requirements, timing, and delivery tier. Before a visit is scheduled, your team receives a written scope, flat fee, and any applicable travel or rush-delivery requirements.
