724 Builder independently visits the project site and documents the work, materials, and conditions that are observable on the day of the inspection—with dated, GPS-verified photographs to support the field record. When requested line items cannot be located, appear unchanged from a prior visit, or do not reconcile with observable conditions, we make that discrepancy clear in the report.

We do not approve the draw or tell your team what to fund. We provide the field record your team can use to make that decision.

The comparison

A requested line item
should have a field story.

A contractor may request an additional percentage of a line item while the related materials remain uninstalled, the work has not visibly progressed since the previous inspection, or the items cannot be located at the project site.

For example, cabinetry may be included in a draw request as installed while still sitting on site in its original packaging. A framing line item requested at an increased percentage may show the same wall configuration observed during the prior visit. A requested fire-rated door assembly may not be present anywhere on site.

724 Builder documents what we observed, what was requested, and what could not be independently verified. We do not confirm compliance with plans and specifications, determine the project’s overall percentage complete, or make a funding recommendation.

The field visit fits the way you already lend

Your loan-administration process and funding authority remain yours. Before the first visit, we confirm the assignment details, reporting needs, project location, timing, and authorized access. Then we provide an independent field record when your team needs it.

  1. You send the current request

    Provide the current draw request, applicable schedule of values, or equivalent document, and any relevant supporting information.

  2. We coordinate authorized access

    We coordinate the site visit with the authorized project-side contact so the inspection can occur within the requested timeframe.

  3. We observe the site against the request

    We document visible work, materials, and project conditions connected to the requested items, supported by dated, GPS-verified photographs.

  4. We identify what did not reconcile

    When a requested item cannot be located, appears unchanged from a prior visit, or cannot be independently verified from observable site conditions, we identify that clearly in the report.

  5. Your team receives the field record

    Reports are typically delivered within 72 hours once authorized site access is coordinated. When a 48-hour turnaround is needed and the site can accommodate the visit, rush service may be available. Your team retains full authority over every funding decision.

  6. Open items can be revisited

    At the next draw, previously unresolved items can be observed again—creating a clearer project history from one inspection to the next.

Do you confirm the work matches the plans and specifications?
No. That is outside our scope. 724 Builder does not provide design services, construction services, or a professional opinion on whether the work conforms to the design documents. We document what is observable at the site.
How quickly is the report delivered?
Once a request is received, we coordinate access with the owner, site manager, or GC to complete the site visit and deliver the report—typically within 72 hours once authorized site access is coordinated.
