724 Builder provides independent construction field documentation. This statement explains what our reports cover, what falls outside our scope, and where decision-making authority remains.

01 — Our role

We document what is observable.
Your team decides what it means.

724 Builder creates an independent field record based on conditions observable during the site visit and documents supplied for the assignment.

For a Draw Inspection, we compare the current draw request with work, materials, and project conditions observable at the site, then document relevant discrepancies or items that could not be independently verified. For a Site Observation Report, we document current observable conditions without a draw request, schedule of values, or funding analysis.

Our reports provide information for the engaging party’s review. They do not tell that party what decision to make.

02 — Decision authority

We do not approve the draw,
adjust the claim, or direct the project.

724 Builder does not hold, authorize, direct, or withhold funds. We do not make lending, underwriting, insurance, bonding, claim, reserve, coverage, or project-management decisions.

The lender determines whether and how to fund a draw. The insurer and its licensed claim professionals determine coverage, cause, value, reserves, and claim disposition. The management partner, owner, contractor, and other project participants retain their own responsibilities for the project.

Our role is limited to providing an independent record of observable site conditions for the engaging party’s use.

03 — Limits of our scope

What our field records
do not do.

No warranty or certification
A report is not a warranty, guarantee, certification, appraisal, or assurance that a project, material, or system will perform as intended.
No design, quality, or code determination
Unless expressly stated in a separate written agreement, 724 Builder does not determine structural adequacy, design sufficiency, workmanship quality, construction means and methods, plan or specification compliance, or code compliance.
No safety audit
We may document an observable condition that appears relevant to the assignment. We do not perform OSHA inspections, job-site safety audits, or safety-compliance certifications.
No overall completion conclusion
724 Builder does not independently assign an overall percentage of project completion. Contractor- or project-team-reported progress may be documented as provided, but it is not a conclusion made by 724 Builder.
No destructive or invasive investigation
We do not perform destructive testing, material sampling, hidden-condition investigation, or invasive examination unless separately agreed to in writing.
No funding or claim recommendation
A report does not recommend a disbursement, denial, payment, claim outcome, reserve amount, or other business decision.

04 — Observable conditions and access

The record is limited to what
the site makes available.

A 724 Builder report reflects conditions observable on the date and during the time of the site visit, subject to the access available for that assignment.

Conditions may be outside the scope of observation because of locked areas, restricted access, weather, stored materials, finished construction, concealed conditions, site activity, or other circumstances that prevent reasonable observation. We document meaningful access limitations when they affect the assignment.

We may reference documents supplied to us, including draw requests, schedules of values, payment applications, photographs, and project materials. Unless separately agreed in writing, we do not independently authenticate, audit, or verify the accuracy or completeness of those materials.

A report is a dated field record, not a continuing guarantee of site conditions after the visit.

05 — Report use and reliance

Prepared for the
engaging party.

724 Builder is engaged by the party requesting the report—typically a lender, insurer, management partner, or other authorized business client. The report is prepared for that engaging party’s use under the applicable assignment.

The engaging party may share the report with its authorized internal users, advisers, clients, or other parties as permitted by its agreement and internal requirements. However, the report is not prepared for the benefit of a buyer, seller, borrower, contractor, owner, or other direct project participant.

Other than the engaging party and people it expressly authorizes to use the report under the applicable assignment, no person may rely on a 724 Builder report without our prior written consent.

06 — Engagement terms

The assignment agreement
sets the actual scope.

The specific services, project location, deliverables, schedule, access requirements, fees, confidentiality obligations, retention expectations, and other terms of an assignment are established in the applicable agreement, proposal, or statement of work.

If this public statement conflicts with an executed agreement governing a specific assignment, the executed agreement controls.

Nothing on this page creates an engagement, expands the scope of a report, or establishes an obligation beyond the terms agreed in writing for the assignment.
